- Offers are being sought to install new hot, cold, and hot water return piping utilizing polypropylene PP-R for the Timberline Lodge, located in the Mt. Hood National Forest, Timberline, Clackamas County, Oregon. The Timberline Lodge was constructed by the Civilian Conservation Corp and dedicated by President Roosevelt in 1937 and is listed on the National Register of Historic Places. All work shall comply with the Timberline Lodge Historic Building Preservation Plan HBPP (attached in specifications of the solicitation) and as specified in Section 01 35 91 Historic Treatment Procedures. Adjacent areas and surfaces will be protected from damage. The project consists of, but is not limited to, installing a 4", 3" and 1" cold water, hot water and hot water return lines in PP-R pipe for the potable water system serving the Timberline Lodge. The Lodge operation shall be minimally affected to the best extent possible during this project. The new PP-R pipes shall be installed in completion and then attached to various zones utilizing polyethylene (PEX) pipe as coordinated with the Forest Service FS and Lodge Operators, Robert L Kohnstamm, RLK & Co. The copper mains shall be removed after the PP-R piping is operational. This work does not include the replacement of branch piping except where noted. The piping installation will include difficult work in the steam pit on the ground floor extending from the Boiler Room, through the steam pit, and then vertically through a plenum behind the main elevator up to the West Wing attic mains. Piping will be routed through one bath room (rm. 221 - demolished/reconstructed by separate contract). The East Wing Aquatherm piping branches from the boiler room through a vertical riser to the Housekeeping office area. The wood ceiling will be demolished in this area for piping installation and an acoustic ceiling reinstalled. This will include light fixtures and electrical conduit. The riser continues through the Kitchen (branch piping here is connected to easily accessible fixtures in the kitchen) and then up to the East Wing attic mains. Electrical work will include heat tape on piping in attic locations and installation of 2 ea recirculation pumps in the Lodge basement. Also, removal of lighting and conduit/circuits on the Housekeeping ceiling. The complete scope of demolition, removal, alterations, and installations are shown on the drawings and described in the specifications. Project operation time shall be between 9:00AM-6:00PM due to Lodge's guests and Hotel operations. Any deviations of this schedule must be scheduled well in advance. The Timberline Lodge will be occupied and in full operation during the entire construction period. During the project the Contractor shall coordinate work sequence and required access for materials and construction with Lodge operator through the Contracting Officer CO. The price range for this project is between $500,000 and $1,000,000. A bid bond in the amount of 20% is required to be submitted with the offeror's proposal. The successful contractor will be required to provide a Performance and Payment Bond (100% each) after award of the contract. This project is a Total Small Business Set-Aside. All responsible and Small Business Administration certified small business concerns may submit an offer which will be considered. This notice meets the requirements of FAR 5.201, however, the Forest Service reserves the right to not release a solicitation.
