- Map of the delineated area. REQUIREMENT: The U.S. Government is interested in leasing approximately 9,255 rentable square feet of laboratory and office space or light industrial space. The rentable space shall yield a minimum of 8,048 to a maximum of 8,853 ANSI/BOMA Office Area (previously usable square feet) available for use by tenant for personnel, furnishings, and equipment. Special HVAC systems will need to be in place in order to provide proper ventilation. Space must be able to accommodate hazardous materials. If offering light industrial space, it must be designed to accommodate a structured working environment with a heavy reliance on machinery and technology. HVAC systems, fire suppression systems, electricity and piping must be in place. Plain warehouse space is not acceptable. If offering space in a multi-tenant building, space on the highest floor of the building is preferred but not required. Contiguous space on one floor is preferred but space on no more than two contiguous floors may be acceptable. The Government reserves the right to determine acceptability of the offered property as to the building's fire and life safety systems, handicapped accessibility, structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned Delineated Area. -UNIQUE REQUIREMENTS- It is preferred that the entire requirement be fulfilled on one floor, however space up to a maximum of two contiguous floors may be considered. If offering space in a multi-tenant building, space on the highest floor of the building is preferred but not required. The Government also requests that 20 surface parking spaces and 1 structured or secured surface parking space for an oversized vehicle are available for government use. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. DELINEATED AREA (See uploaded map for outline of area in addition to description below) North: PR 165 to PR 28 to PR 2 to Labra/RH Todd Street to PR 25 Ponce de León Avenue East: PR 25 Ponce de León Avenue to PR 1 to PR 199 South: PR 199 to PR 169 to Guaynabo River to Bayamón River West: Bayamón River to PR 5 to PR 165 LEASE TERM: Twenty (20) years firm term. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN July 5, 2013 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: •1) Building name and address, and location of space in the building (floor on which available space is located, and square footage available per floor) •2) Site map and plans, if available. •3) One-eighth inch scale drawing of space offered (CAD Drawings and PDF) •4) ANSI/BOMA defined Office Area Square Feet •5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) •6) Percentage of Common Area Factor used to Determine the Rentable Square Feet •7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. Subleases are not acceptable.
