Description
The Army Reserve is soliciting interested parties for the purpose of a Real Property Exchange (RPX) of Army Reserve land and facilities located at 1 Chapel Avenue and Caven Point Road, Jersey City, NJ 07305-4021 (site 1) and at 76 Route 17 and Essex Street, Lodi, NJ 07644-2791 (Site 2) under the authority of 10 USC, Section 18240 (Extract Attached). Caven Point (Site 1) Army Reserve property consists of Approximately 27+/- acres of land with 60,252 square feet of improvements. The Cavent Point property is a level, irregularly shaped parcel located at the northeast corner of the interesction of Caven Point Road and Chapel Avenue. There is approximately 1,100 feet of frontage on the east side of Caven Point Road and 800 +/- feet on the northerly side of Chapel Road. The site contains 3.3+/- acres of wetland at the northwest corner. Site improvements include macadam paved parking, chain-link fencing, training and storage facilities. All utilities are available at the site. Lodi, NJ (Site 2) Army Reserve property consists of 6.45 +/- acres of land with 44,881 square feet of improvements. The subject property is a level, triangular shaped 6.45 +/- acre parcel of land located between Interestate 80 and Highway 17. Site improvements include macadam paved parking, chain-link fencing, training, and storage facilities. All utilities are available at the site. The Army Reserve prefers to exchange both parcels as a package, but is willing to consider a separate exchange for individual parcels. The party selected to be the exchange partner must provide replacement facilities similar to what exists at Caven Point, built to Army Reserve specifications on at least 20 acres of land, and within a 5 mile radius of the existing Caven Point Facility. The site must provide for easy access to public transportatino, such as metro/train and bus lines. Interested parties shall provide a letter guaranteeing a minimum availble Line of Credit in the amount equal to the total estimated value of the proposal as listed above. This letter shall be from a reputable financial institution, as determined by US Army Corps of Engineers (USACE), incorporated in the United States of America, addressed to USACE, Savannah District, and guareantee that the Line of Credit will be available for the duration of the proposed exchange project. The letter must be received by USACE, Savannah District Real Estate Division at the address below by 10 July 2013, no later than 5 p.m. Eastern Standard Time (EST). Interested parties, who have been deemed serious potential exchange partners, will be provided an opportunity to assess the properties offered, and helped to further understand Army's requirements.
