Description
U.S. GOVERNMENT Seeks to lease the following new space: State: Oregon City: Medford Delineated Area (DA): • North Boundary - Jackson Street • East Boundary - Black Oak Drive • South Boundary - E. Barnett Rd and W. Stewart Rd • West Boundary - Elm Street and Columbus Street Minimum Sq. Ft (ABOA): 1,700 Maximum Sq. Ft. (ABOA): 1,785 Space Type: General Office Space Services: Fully Serviced Parking Spaces (Total): 4 Parking Spaces (Surface): 4 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 4 Full Term: Ten (10) years Firm Term: Five (5) years Option Term: None Additional Requirements: Contiguous office space. Termination rights in whole or in part, any time after the firm term, by providing a 120 day written notice to Lessor. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per Government requirements. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: 7/8/2013 Market Survey (Estimated): 7/24/2013 Offers Due (Estimated): 9/23/2013 Occupancy (Estimated): 4/1/2014 SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and shall include the following information at minimum (This is not a request for lease proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • A representation of the building sited upon a FEMA flood plain map, which can be obtained at https://hazards.fema.gov/wps/portal/mapviewer • One-eighth inch scale drawing of space offered; • Rentable Square Feet (RSF) offered and rental rate per square foot, specific services, utilities, and tenant improvement allowance included; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: The Government is not using a tenant broker in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other that the authorized officers and employees of the Department of Justice (DOJ), Federal Bureau of Investigation (FBI), Real Estate Leasing Unit (RELU).
