U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: District of Columbia City: Washington Delineated Area: Central Employment Area of Washington, DC including NoMA, Southwest Waterfront and Parkside (a detailed map shall be made available on request) Minimum Sq. Ft. (ABOA): 48,724 Maximum Sq. Ft. (ABOA): 51,160 Space Type: Office Parking Spaces (Total): 17 Parking Spaces (Structured): 17 Parking Spaces (Unreserved): 4 Parking Spaces (Reserved): 13 Full Term: 10 years Firm Term: 10 years Option Term: N/A Additional Requirements: - Building entrance must be located within 2,640 walkable linear feet of an entrance to a Metro rail station. - Of the 48,724 ABOA SF required, 41,201 ABOA SF must be contiguous on one floor. The remaining 7,523 ABOA SF must be provided in one block of space but may be located on a different floor. - Minimum column spacing of 20 feet x 20 feet. The United States Government currently occupies, and has a continuing need for a minimum of 48,724 ANSI/BOMA Office Area Square Feet (ABOA SF) and a maximum of 51,160 ABOA SF of office and related space. The Government is seeking a 10-year firm term. The space shall be ready for occupancy no later January 2015. The delineated area is within the Central Employment Area (CEA) of Washington, DC no further than 2,640 walkable linear feet (WLF) from the entrance of a Metro station. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole-source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Expressions of Interest should include the following: 1) Building name and address, and location of space in the building 2) Legal description 3) CAD drawing of space offered 4) ANSI/BOMA defined Office Area Square Feet 5) Rentable Square Feet (RSF) Offered 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Asking full-service rental rate per ABOA SF and RSF, inclusive of a tenant improvement allowance of $46.14 per ABOA SF. Number of parking spaces available on the premises 8) Name, address, telephone number, and email address of individual to be contacted In the event that an offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government's requirements. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
