Description
General Services Administration (GSA) seeks to lease the following space: State:Kentucky City:Louisville Delineated Area:Northern Boundary: From the intersection of TayIor Blvd and I-264 in an eastbound direction on I-264 to the intersection of I-264 and Phillips Lane; continue on Phillips Lane to the intersection of Phillips Lane and Preston Hwy; continue on Preston Hwy in a northbound direction to the intersection of Preston Hwy and Hess Lane, continue on Hess Lane to the intersection of Hess Lane and Poplar Level Road; continue on Poplar Level Road in a southbound direction to the intersection of Poplar Level Road and Trevilian Way; continue on Trevilian Way to the intersection of Trevilian Way and Bardstown Road Eastern Boundary: Bardstown Road Southern Boundary: I-265 Western Boundary: New Cut Road/Taylor Blvd Sq. Ft. (ABOA):5,770 Space Type:Office and Warehouse Parking Spaces (Total):15 Parking Spaces (Surface):15 Parking Spaces (Reserved):5 Parking Spaces (Secured):0 Full Term:10 Firm Term:5 Additional Requirements:-2,700 square feet of Office Space -2,000 square feet of Warehouse Space -1,070 square feet of Other Space -Grade level roll up doors for warehouse Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative DTZ a UGL company.
