State: Ohio City: Twinsburg Delineated Area: Twinsburg City Limits Minimum Sq. Ft. (ABOA): 196 USF Maximum Sq. Ft. (ABOA): 215 USF Space Type: Office Parking Spaces (Total): n/a Parking Spaces (Surface): n/a Parking Spaces (Structured): n/a Parking Spaces (Reserved): n/a Full Term: 10 Firm Term: 5 Option Term: n/a Additional Requirements: n/a Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Delete for procurement summary page. The U.S. Government currently occupies 196 usf of office and related space in a building under lease in Twinsburg, Ohio that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government will use the information in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain in its current location. This is an inquiry for available space and is not to be construed as an invitation to bid. Offered space must meet Government requirements for fire safety, handicap accessibility, seismic and sustainability standards per the term of the lease. The proposed leased space shall be fully serviced. Offered space shall not be located in a flood zone. Submission Requirements: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or proposals): 1. Building name / building address / building ownership information; 2. Location of space in the building and date it will be available; 3. Rentable square feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included as part of the rental rate; 4. ANSI / BOMA defined office area (ABOA); 5. 1/8 th inch scale drawing of space offered as an electronic CAD file; 6. Name, address, telephone number, and email address of authorized contact; 7. Energy efficiency and renewable energy features existing within the building; 8. No physical market survey will be conducted unless a cost benefit analysis indicates that it may be economically advantageous to the Government to consider alternate space. The Government’s decision to relocate will be based, in part, on information received in response to this advertisement.
