- REQUEST FOR EXPRESSIONS OF INTEREST (1CO2092) GENERAL SERVICE ADMINISTRATION GRAND JUNCTION, COLORADO REQUIREMENT: The General Services Administration has a requirement to lease approximately 33,239 rentable square feet, yielding 30,239 usable square feet, of office, lab and warehouse space and approximately 80,000 square feet of wareyard. Said space will consist of approximately 22,289 useable square feet of office space and 7,950 useable square feet of warehouse space. The site shall be able to accommodate approximately 201 unsecured and 89 secured (located with the wareyard) spaces for vehicles, motorcycles, bicycle racks and RV's. The space will be occupied by the Bureau of Land Management (BLM). Occupancy would be required by March 2014. This advertisement is not a basis for negotiation. The Government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. Existing buildings and s ites offered for new construction will be considered. LEASE TERM: 20 years firm. UNIQUE REQUIREMENTS: Space offered must be contiguous. Space must have potential for an efficient layout. A minimum 9' ceiling height from finished floor is required throughout the office space and a 16' clear height in warehouse space. Portions of the warehouse shall have overhead doors and capability to have vehicle ramps and loading docks. The Government requires a fully serviced lease including parking spaces. Environmental factors such as LEEDS and Energy Star may be considered during the procurement process. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. An Aviation Agreement with the Grand Junction Airport, if required, must be executed prior to award. Subleases will not be considered. Buildings listed on the National Register of Historic Places, potentially eligible for the National Register within a Historic District are encouraged to offer. Space must be fully handicapped accessible. To respond to fires with a fire tanker truck there shall be easy access to I-70 and the location must be within a 10 minute commute from the site to the airport. LOCATION: Offered properties must be located within the following boundaries: Site must be located within a seven (7) mile radius but not longer than a 10 minute commute from the proposed site to the Grand Junction, CO Regional Airport. Google Maps, maps.google.com, MapQuest, www.mapquest.com, or other publicly available free mapping site will be used to verify route, time and distance to or from the "Grand Junction, CO Regional Airport".
