Description
The General Services Administration (GSA) seeks to lease the following space: Delineated Area: Northern Virginia Approximate Sq. Ft. (ABOA): 373,698 Approximate Sq. Ft. (RSF): 448,000 Space Type: Office Parking Spaces (Total): Local code required on-site parking spaces. Parking Spaces (Reserved): Eleven (11) reserved spaces for Official Government Vehicles. Full Term: 5 years Firm Term: 5 years Option Term: 5 years Additional Requirements: - The offered building must have the ability to accommodate ISC Level III Security Requirements. - The offered building must be within 2,640 walkable linear feet of a metrorail station. - Offered space must be contiguous, located on the first (1st) floor or above, and accommodated in one (1) building. Subleases will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Alexandria, Virginia, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's requirements. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. Rentable square feet (RSF) offered and rate per RSF; 4. ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service inclusive of a Tenant Improvement Allowance of $46.74 per USF for alternative locations and $20.00 per USF for the incumbent location, meeting GSA's standard building shell requirements. Clearly identify how much of the rate is Shell, Operating, and Tenant Improvements; 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space; 7. Information on project and building ownership.
