General Services Administration (GSA) seeks Expressions of Interest for the following space: Project 2NY0661 State: New York City: Buffalo Delineated Area: Northern Boundary: Beginning on the Northwest Side Route 198 / Scajaquada Expy and continuing ending on Humboldt Pkwy; Eastern Boundary: Beginning North East Route 198 / Scajaquada Pkwy and Humboldt Pkwy continuing down Route 33 to Michigan Avenue and ending at I-190; Southern Boundary: Starting at Michigan Avenue and I-190 and heading west to ending at Route 5 and I-190; Western Boundary: Beginning at Route 5 and I-190 continuing North along I-190 and ending at Route 198 / Scajaquada Expy Minimum Sq. Ft. (ABOA): 7,105 Maximum Sq. Ft. Statement of Requirements: The Government requires office and related space yielding a minimum of 7,105 ANSI/BOMA office area (ABOA) square feet to a maximum of 7,460 ANSI/BOMA office area (ABOA). The proposed term of the lease is for ten (10) years, five (5) year firm term. The desired area of consideration is the Buffalo Central Business District, described in the Delineated Area above. Additional Requirements: -Proposed space must be contiguous. -Proposed space must have 24 hour/7 day week access. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. B. Projected Dates: Expressions of Interest Due: August 7, 2013 Market Survey (Estimated): To be determined at a later date Offers Due: To be determined at a later date Occupancy (Estimated): To be determined at a later date C. Required Information: Expressions of interest must be submitted to the above addresses by 5:00 PM (Eastern Standard Time) on August 7, 2013 and must include the following information: •· Building name, address and the location of the available space within the building. •· Legal Description •· Rentable square feet available, Percentage of Common Area Factor, and expected rental rate per rentable square foot, fully serviced. •· ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Also, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. One-eighth inch scale drawing of space offered. •· Amount of parking available on-site and available per local code; any costs associated with parking. •· Date of space available. •· Building ownership information. •· Energy efficiency and renewable energy features existing within the building. •· List of building services provided.
