Description
Expressions of Interest Sought The U.S. Government currently occupies office and related space in a building under lease in Sherwood, AR that will be expiring. The Government requires office, warehouse, and covered wareyard space yielding a minimum of 9,500 ANSI/BOMA office area (ABOA) square feet. The space at a minimum should consist of at least 2,100 sq ft. of office space and related space, 2,400 sq ft. of warehouse space, and 5,000 sq ft. of covered warehouse space. A total of fifteen (15) on-site, outside parking space are required (10 of them must be secured). Minimum ABOA square feet: 9,500 Maximum ABOA square feet: 9,500 The lease term requirement is for 10 years with 5 years firm. The space must be available for occupancy by 9/8/2014. The delinated area is: Northern Boundary: Starting at the intersection of Hwy 107/J.F.K Blvd and E. Kiehl Ave and heading east to the intersection of E. Kiehl Ave and Hwy 67/167; Eastern Boundary: Starting at the intersection Hwy 67/167 and E. Kiehl Ave and heading south to the intersection of Hwy 67/167 and Wildwood Ave ; Southern Boundary: Starting at the intersection of Hwy 67/167 and Wildwood Ave and heading west to the intersection of Wildwood Ave and Country Club; continuing at the intersection of Wildwood Ave and Country Club Rd and heading west to the intersection of Country Club Rd and N. Hills Rd and then heading north on N. Hills Blvd to the intersection of N. Hills Blvd and Hwy 107/J.F.K Blvd; Western Boundary: Starting at the intersection of N. Hills Blvd. and Hwy 107/JFK Blvd and heading north to the intersection of Hwy 107/J.F.K. Blvd and E. Kiehl Ave; Other applicable requirements include the following features: 2,400 sq. ft high bay warehouse. A minimum ceiling height of 25 feet is required with a minimum of three (3) 10 foot roll up doors. The doors shall be equipped with automatic openers with appropriate safety equipment. At least two of the doors should be located opposite one another to provide drive through parking for a vehicle towing a trailer (minimum distance between doors is 45 feet). Circulation fans and ventilation fans for heat removal are required. HVAC shall be provided to sustain a minimum of 55 degrees Fahrenheit. 500 sq. ft. of laboratory space including a sink, 20 feet of counter space shelving for laboratory supplies and equipment, a chemical ventilation hood and eyewash station. 5,000 sq. ft. covered and secure wareyard that is paved with concrete. A minimum ceiling height of 15 feet is required for the covered wareyard. 500 sq. ft. uncovered pad (14 feet x 36 feet) is required for placement of an agency owned storage shed. The pad may be no more than 75 feet from the building. The outside parking, storage shed, and covered wareyard must be fenced with a 6-foot security fence (which is covered for privacy), and rolling gate 300 sq. ft. concrete vehicle washing station (similar to a single stall commercial car wash) shall be provided and equipped with pressurized washing equipment for washing ATVs, trucks, boats, etc. The washing equipment shall provide both hot and cold water. Janitorial cleaning/maintenance is to be performed after tenant working hours, Monday through Friday. A separate HVAC unit is required to service the Data Room only (approximately 100 square feet). The unit must operate 24 hours per day, 7 days per week. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any · Date of space availability · Building ownership information · Amount of parking available on-site and its cost. Include whether the expected rental rate includes the cost of the required Government parking (if any) · Energy efficiency and renewable energy features existing within the building · List of building services provided The Government’s decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
