Description
DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR EXISTING LEASE LOCATION The VA currently occupies 3 separate leases for 11,095 sq. ft., 7769 sq. ft, and 2988, net usable square feet (nusf) of office space at 7411 John Smith, San Antonio TX 78220. The current lease expires as early as October 31, 2013 with the latest contract expiring Jan 13, 2014. The VA is conducting a competition for alternative space and will relocate if advantageous to the Government. The cost of moving, alterations, IT lines and cable install, and Lease buy-out costs will be considered when determining whether to relocate, or otherwise the government intends to pursue a sole source acquisition.. The space must be contiguous and on no more than three floors, and provide between 21,000 to 23,000 net usable sq. feet of space. Minimum of 104 on-site parking vehicles is required. A full service lease for up to 5 years with the government having 120 day termination rights will be considered. Occupancy required by September 30, 2013. Properties within or fronting the following boundaries will be considered: Begin at the intersection of Babcock Rd. and Medical Dr, NE on Medical Dr to Fredericksburg Rd, SE on Fredericksburg Rd to Louis Pasteur Dr, SW on Louis Pasteur Dr to Babcock Rd, NW on Babcock Rd to Medical Dr. Offerors must provide evidence that properties are outside the 100-year flood plain. A market survey of properties offered for lease will be conducted by the VA. Gen Bruce Drive Temple, Texas 76504 254 899-6012 E-mail: shanell.watson@va.gov Interested offerors should include the following information: "Name of building and Address "Rentable Square feet available and rate per rentable square feet(rate must be inclusive of all utilities and services) "Contact information of Owner or Authorized Agent Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
