- Description
- The National Oceanic and Atmospheric Administration (NOAA) currently occupy 5,789 usable square feet (USF) of office and related space located at 2579 South Loop 289, Suite 100, Lubbock, TX 79423. NOAA plans to negotiate a succeeding lease at this location; the lease requirements for amount and type of space are the same as those in the current lease. NOAA will consider alternative space only if economically advantageous. Offered space shall not be on more than one floor and must be contiguous. Buildings offered shall have a minimum of twenty (20) on-site reserved parking spaces, including two covered spaces or the number required by local code whichever is greater. NOAA also requires a minimum of 500 square feet of ground space to locate an emergency power generator, fuel tank, storage building, antennas and other operational equipment. As part of its financial evaluation and analysis the Government will include move and replication costs not limited to; physical moving costs and labor hours, site preparation and other improvements to meet the National Weather Service programmatic requirements and other related costs. All offered space must comply with the requirements of the Architectural Barriers Act Accessibility Standard. Space located in the 100-year flood plain will not be considered. The area of consideration for this requirement is within Lubbock, Texas and is as follows: North: Inner Loop of TX 289 East: University Avenue South: 130th Street West: CR-1600 to Route 82 (Marsha Sharp FWY) to Route 327 Spur to Inner Loop of TX 289 The lease term will be 15 years; the government will have the right to terminate the lease, by providing 180 day notice, any time after the fifth full year of the lease. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable, and its location within the building; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor) (specify services and utilities included); CAD "as built" floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The Government is limited as cited in 41 C.F.R. § 102-73.55 to pay no more than prevailing market rates for comparable facilities. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
