- A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Cleveland, OH Delineated Area: CBD of Cleveland, OH defined as; North: Lake Erie South: Carnegie Avenue East: East 17 th Street West: Cuyahoga River Maximum Rentable SF: 134,103 RSF Minimum Sq. Ft. (ABOA): 108,850 USF Maximum Sq. Ft. (ABOA): 121,912 USF Space Type: Office and Related Space Parking Spaces (Total): 393 Parking Spaces (Surface): 0 Parking Spaces (Structured): 175 Parking Spaces (Reserved): 218 Full Term: 20 Years Firm Term: 20 Years Option Term: N/A Additional Requirements: Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the [100/500] year flood plain. Public transportation and parking must be within 3 blocks of the building. Space must be contiguous and located on the second (2nd) floor or above. For proposals of new construction, a 50-foot stand-off distance shall be provided from the property line to the façade of the building. For proposals of space in existing buildings, a 20-foot stand-off distance shall be provided from the property line to the façade of the building. First (1 st ) floor will be considered if no other space is available or deemed appropriate by agency, however second floor or higher is preferred/required. The location must be accessible to major highway arteries. In addition, the space shall be located in surroundings conducive to a professional business area. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. The offered building cannot be located within one-quarter mile of a day care facility or school 24-hour access to the space is required. Parties who responded to this procurement in 2011 do not need to re-submit an expression of interest for the same property. B. Projected Dates.
