- GSA Public Buildings Service U.S. GOVERNMENT RLP 2NM0135-B General Services Administration (GSA) seeks to lease the following space: State: NM City: Albuquerque Delineated Area: Offered properties must be located in within the following delineated area: North: Roy Ave. South: Montano Road East: I-25 West: Edith Blvd. Minimum Sq. Ft. (ABOA): 18,748 Maximum Sq. Ft. (ABOA): 20,622 Space Type: Office/Warehouse Parking Spaces (Total): 160 Parking Spaces (Surface): 160 total, including 90 spaces for employees and visitors and 70 secured spaces for oversized vehicles (20'x30') Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 20 years Firm Term: 10 years Option Term: Additional Requirements: Space description: The space will consist of approximately 11,385 ABOA square feet of office space, 2,663 ABOA SF of laboratory space, and 4,700 ABOA square feet of warehouse space. Warehouse space requires a minimum 16' clear height and two 14' x 12' overhead doors. Minimum 25' interior column spacing. Additionally, approximately 2 acres of wareyard and equipment storage area space is required (on-site and adjacent to warehouse space). Parking: 160 total on-site, including 90 spaces for employees and visitors and 70 fenced secured spaces for oversized vehicles (20'x30'). Additionally, handicap spaces shall be provided in accordance with local code. Site Requirements: The site must accommodate good, safe, vehicular access and circulation throughout for large vehicles pulling trailers that can reach in excess of 55' long with central pivot points like standard semi-trailers. A drive-through design is required. Areas which are not acceptable as sites for this facility are areas located near truck stops, processing plants and some manufacturing plants. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain, unless determined to be the only practicable alternative.
