Description
Morristown Delineated Area Map CBD-1, CBD-2 and UR159. The U.S. Government currently occupies office and related space in a building under lease LNJ23262 in Morristown, New Jersey, that will be expiring on July 31, 2014. The Government requires office and related space yielding a minimum of 21,108 ANSI/BOMA office area (ABOA) square feet. The lease term requirement is for ten years. The space must be available for occupancy by July 1, 2014. The delineated area is the Urban Renewal 159, Central Business District-1 and Central Business District -2. The boundaries are outlined by zones on the attached Morristown map North: Redevelopment Zone, B, Redevelopment Zone, PPU and Redevelopment Zone East: PP (Town hall) and B West: Redevelopment Zone, MI, OB-1 and Redevelopment Zone South: PPU, Redevelopment Zone, RC, ORC Legend Code Zone UR159 Urban Renewal CBD-1 Central Business District CBD-2 Central Business District Blue Shade Redevelopment Zone B Business RC Cluster Residential PPU Public Purpose (Undevelopable) M1 Mid-Rise Apartment ORC Office-Residential Character PP Public Purpose PPU Public Purpose (Undevelopable) OB-1 Office Building Other applicable requirements include the following features: • Proximity to public transportation • Parking: 74 (seventy nine) onsite secure structure spaces for official Government vehicles • Security: in the lobby, loading dock access, secure parking The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements. If so, state the amount. • Date of space availability • Building ownership information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. • Energy efficiency and renewable energy features existing within the building • List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
