Description
DEPARTMENT OF VETERANS AFFAIRS SEEKS TO LEASE SPACE IN MAUI, HAWAII The Department of Veterans Affairs (VA) seeks to lease approximately 2850 net usable square feet (NUSF) of general office space to be used by the VA as a Vet Center in Maui, HI. Space must be contiguous on one floor and be on the ground floor. Lease term up to ten (10) years, five (5) years firm with 180 day termination rights after initial firm term. Estimated occupancy date is April 2013. Space must be inside the following delineated area: North: Kahului Beach Road beginning at the intersection with Lower Main St. and Waiehu Beach Rd., continuing SE to West Kaahumanu Ave and E to State Hwy 36. South: Beginning near the intersection of the Honoapiilani Hwy and Waiko Rd, continuing E to Kuihelani Hwy. West: Beginning at the intersection of Honoapiilani Hwy and E Waiko Rd continuing N to the intersection of Main St. and South High St. in Wailuku, then continuing NE following Lower Main St. to Kahului Beach Rd. East: Kuihelani Hwy at the intersection with Mauilani Pkwy continuing NE to State Hwy 36. Building offered for consideration must NOT be in a 100 years flood plain or in a tsunami zone, and MUST be of sound and substantial construction. Building offered must meet all current Federal, GSA, VA, State, and local codes and regulations, including, but not limited to, fire and life safety, accessibility, OSHA, seismic protection, as well as being within acceptable limits for radon. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Expressions of interest shall be submitted in writing and shall include building name, address and age, total square footage, date of space availability to commence tenant improvements, rental rate per rentable square foot, floor plans identifying the space offered, parking ratios, proximity to public transportation, and information on building ownership. Note: The Government is limited by law (41 C.F.R. 102-73.55) to pay no more than the appraised fair rental value for space.
