- Map of the Delineated Area in Charlottesville, VA REQUIREMENT: The United States Government seeks to lease office space consisting of 5,260 to 5,520 contiguous ANSI/BOMA Office Area square feet. Included in the rental consideration shall be thirteen (13) onsite, reserved parking spaces for Official Government Vehicles. At time of government occupancy, building must comply with all code and government requirements for fire and life safety, security, and Architectural Barriers Act Accessibility Standards. LOCATION: The facility must be located in Charlottesville, Virginia within the delineated area described by the following boundaries: North: Route 29 North & 250 North South: Route 64 South East: Route 250 East West: Route 29 West and Route 64 West LEASE TERM: The proposed rental term shall be for ten (10) years, five (5) years firm. ANTICIPATED OCCUPANCY: September 1, 2014 Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to represent the building offered. Expressions of interest must include the following information: 1. Name, address, telephone number, and email address of authorized contact; 2. Building name, address, age and ownership; 3. Rental rate quotation per rentable square foot for a full-service, ten year firm term, inclusive of a Tenant Improvement Allowance of $45.00 per usable square foot, and thirteen reserved parking spaces; 4. ANSI/BOMA office area/usable square feet (USF) and rentable square feet (RSF); 5. Scaled floor plans identifying offered space, floor load and location in building; 6. Amount of total parking available on-site and its cost, if any. 7. Date of space availability.
