- Requirement: The U.S. Government is interested in leasing approximately 48,000 rentable square feet of office space. The rentable space shall yield approximately 40,230 ANSI/BOMA Office Area (previously usable square feet) available for use by tenant for personnel, furnishings, and equipment. The space preferably be divided on 1-2 floors. The space must must meet the minimum Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned Delineated Area. Unique Requirements: -6 secure parking spaces -The Government shall have 24/7 access to the space including access to freight and passenger elevator access if applicable. Delineated Area: North: Interstate 280, McCarter Hwy, Raymond Blvd South: Interstate 78 East: Jackson Street, Ferry Street, Wilson Avenue, Lincoln Hwy West: 1st and Bergen Streets Term: 18 months Firm OCCUPANCY DATE: Space must be in move-in condition, ready for occupancy and delivered to the Government by June 1st, 2014. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN August 23, 2013 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: Building name and address, and location of space in the building. Site map and plans, if available. One-eighth inch scale drawing of space offered. ANSI/BOMA defined Office Area Square Feet Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) Percentage of Common Area Factor used to Determine the Rentable Square Feet Name, address, telephone number, and email address of individual to be contacted.
