- General Services Administration (GSA) seeks to lease the following space: State: New York City: Douglaston, Queens Delineated Area - North: Northern Blvd South: Braddock Ave to Jericho Turnpike East: Shelter Rock Rd and New Hyde Park Rd West: Grand Central Pkwy to Cross Island Pkwy Minimum Sq. Ft. (ABOA): 26,100 Maximum Sq. Ft. (ABOA): 30,015 Space Type: Office/Warehouse/Garage Parking Spaces (Total): 99 secured, surface or structured, or the equivalent in terms of footprint Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 99 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements - Offered space cannot be adjacent to or in close proximity of a designated drug free zone, schools, daycare facilities, offender treatment/ rehabilitation/probation facilities, trial defense services, known or suspected drug dealing locations or other facilities which would potentially impair or hamper the Agency's mission. Garage area must be located on the 1st floor (loading dock for tractor trailer or small truck, space for 2 lifts in the garage). Offered building should be a single story structure, however a two-story building will be considered provided the Agency occupies the first and second floors and the building meets ADA requirements. Minimum ceiling clearance in the workshop/garage areas must be 20 feet or have the ability to accommodate a tractor trailer, and the building must have at least one 14 foot high by 12 foot wide electrically operated, overhead coiling garage door. The garage door entry must be grade level or have an adequate ramp to drive vehicles in and out of the space. Two garage doors are preferable. If the building does not have existing garage doors, the building must be able to accommodate the 14 foot high doors. The Agency shall not consider any space or facility where other tenants are located above or below them. An additional dock level, entry door is desirable. Offered space should be contiguous. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain.
