- Pre-Solicitation No. 0UT2065A August 15, 2013 A. Statement of Requirements The Government seeks a lease for space meeting the following requirements: City, State: Ogden, Utah Delineated Area: See Attached Map Minimum Sq. Ft. (ABOA): 64,824 Maximum Sq. Ft. (ABOA): 66,120 Space Type: Office and related Parking Spaces (Total): 2 Parking Spaces (Surface): 2 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 10 years Option Term: N/A Additional Requirements: See Following Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100/150 year flood plain. Offered space shall be within boundaries identified on the attached map and/or shall not exceed a 1-block distance from the outer boundaries. In compliance with the National Historic Preservation Act and E.O. 13006, when operationally appropriate and economically prudent, the Government will consider historic buildings and sites within historic districts. Demolition of historic buildings in anticipation of Government use may disqualify an Offeror from consideration. Additional information is available by visiting www.gsa.gov/historicpreservation The initial tenant will be the Internal Revenue Service (IRS). The current lease expires in July, 2014. This procurement is not sole source and will be conducted under all applicable Full and Open Competition statutes and regulations PLEASE NOTE THE FOLLOWING AMENDMENTS AND INFORMATION : It is not necessary to provide a property/location in response to this advertisement. A written expression of interest with the intent to provide a property for consideration is all that is required at this time. Potential Offerors will have several weeks from the date of this notice until the scheduled Market Survey to locate and provide information, maps, very basic environmental information, etc. for any property to be considered. This project was previously advertised. However, due to (cardinal) changes in agency requirements and procurement procedures it is necessary repost the notice with revised information. This project will be "fast-tracked." For example: Design will be undertaken as a 3-day design charette. At the end of the 3-day workshop, the design will be complete and approved. The Lessor will be able to move directly to the production of Construction Drawings (CD's). B. Expressions of Interest Owners may submit their own expressions of interest. Expressions of interest submitted by agents must be accompanied by documentary evidence of the agent's authority to make such offers from the legal site owner(s). This advertisement is not a basis for negotiation and the right is hereby reserved, as the interest of the Government may require, to reject any or all offers and give consideration to properties/sites other than those offered in response to this advertisement.
