- GSA Public Buildings Service U.S. GOVERNMENT RLP 2NM0122 General Services Administration (GSA) seeks to lease the following space: State: New Mexico City: Carlsbad Delineated Area: Offered properties must be located in within the city limits of Carlsbad, New Mexico. Minimum Sq. Ft. (ABOA): 26,257 Maximum Sq. Ft. (RSF): Space Type: Office/Warehouse/Wareyard (Warehouse and Wareyard detailed below) Parking Spaces (Total): 227 Parking Spaces (Surface): 227 Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 20 years Firm Term: 15 years Option Term: Additional Requirements: Space description: The space will consist of approximately 19,054 ABOA square feet of office space, 7,203 ABOA square feet of warehouse space (on-site but either attached or separate from the office space) and 57,000 square feet of wareyard space (on-site). Parking: 227 total on-site parking spaces including: 116 spaces for employees plus 4 for motorcycles, 15 spaces for visitors plus 4 for motorcycles, 4 RV pull through spaces. 76 spaces shall be located within the wareyard area. Additionally, handicap spaces shall be provided (4 spaces for visitors, 4 spaces for employees or code if greater). Site Requirements: Site must have underground city utilities (electricity, gas, water, sewer, and telecommunication facilities capable of supporting DS1 service). The site must have immediate and safe access to principal and minor arterial roads. In addition, the site must provide public visibility and easy access to arterials that service the public lands and other major arterials in the area. The site must be large enough and configured in such a way as to provide efficient, convenient and flexible use of the site. Consideration should be given to the proximity of amenities available in the area such as Public Transportation, bike and foot paths and eating facilities. Line of Sight Requirement: Property must be capable of sending and receiving radio transmissions from Queen Peak and Maljimar Plateau. The Government shall determine if adequate strength is available through on-site inspection. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain, unless determined to be the only practicable alternative.
