Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State : Houston City : Texas Delineated Area : Within a 15-mile radius from the Federal Detention Center, 1200 Texas Avenue, Houston, TX 77022 Minimum Sq. Ft. (ABOA) : 31,419 ABOA Maximum Sq. Ft. (RSF) : 31,419 RSF Space Type : • 2,000 SF Office Space • 29,419 SF Warehouse Space Parking Spaces (Total) : 40 Parking Spaces (Surface) : 40 Parking Spaces (Structured) : 0 Parking Spaces (Reserved) : 0 Full Term : Ten (10) Years (120-Months) Firm Term : Five (5) Years (60-Months) Option Term : None Additional Requirements : • Government will pay own janitorial services and utilities. • Warehouse space shall include docks and load levelers as necessary for the purposes of the tenant. • Government requires ability to store both dry goods and refrigerated/ freezer goods. • Space shall already have or should have the ability to accommodate bulk storage freezers. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is not required. Offered space shall not be in the 100-year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Houston, TX which will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
