Description
REQUIREMENT: The U.S. Government is interested in leasing approximately 325,000 square feet of ANSI/BOMA existing contiguous space and be full service including all preventative maintenance services, supplies, utilities and provide 2 reserved parking spaces for Government Vehicles in the vicinity of the Dallas Forth Worth International Airport, Texas 75261. Buildings offered for consideration must have the ability to meet all current Federal/TSA/, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and sustainability standards by the required occupancy date per the terms of the Lease. Offered space shall not be in the 100 year flood plain. Additional Requirements: Subleases are not acceptable Warehouse/Office ratio: Approximately 99%/1% The office space shall be climate controlled (HVAC) with a minimal ceiling height of 8 feet 6 inches. Warehouse must have a minimum of six (6) dock lift plates rated at a 35,000lb capacity and one access ramp with fourteen (14) feet minimum height clearance at the dock location. Warehouse ceiling height shall be a minimum of thirty (30) feet a have a minimum of fifty (50) x fifty (50) feet bay spacing. Warehouse will require the installation of fifty (50) separate dual 110/115 volt outlet receptacles. Lessor must provide written permission and acknowledgement of TSA intention to use warehouse for storage of equipment containing radioactive sources authorized in a general license issued by the US Nuclear Regulatory Commission or the Texas Department of Health AND Human Services. LEASE TERM: Ten (10) years with full termination rights by the Government after the third full year of occupancy with a 25-30% reduction option in year 4 and year 7. DELINEATED AREA: Ten (10) mile radius around Dallas Fort Worth (DFW) International Airport. WRITTEN EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: • Building name and address; • Location of space in the building and date of availability; • Rentable Square Feet (RSF) offered and rate per RSF; • ANSI/BOMA office area (ABOA) square feet and rental rate per ABOA, full service inclusive of a Tenant Improvement allowance of $3.50 /ABOA SF, meeting TSA's standard building shell requirements; • Scaled floor plans (as-built) identifying offered space; • Site plan showing parking area(s) and loading area(s); • Name, address, telephone number, and email address of authorized contact. SAM Requirement - Lessor/company must be registered in Central Contractor Registration (SAM) before an award can be made. If the lessor/company is not currently registered in SAM, they may do so by going to the SAM web site at http://ccr.gov.
