Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: TEXAS City: AUSTIN Delineated Area: 78744 Minimum Sq. Ft. (ABOA): 37,916 Maximum Sq. Ft. (ABOA): 37,916 Space Type: OFFICE Parking Spaces (Total): 130 Parking Spaces (Surface): 130 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Firm Term: 3 Option Term: 0 Additional Requirements: •- Single story contiguous space is desired but multiple floors will be acceptable. Office areas shall have a minimum live load of 50 pounds per ANSI/BOMA Office Area square foot plus 20 pounds per ANSI/BOMA Office Area square foot including moveable partitions. Storage areas shall have a minimum live load capacity of 100 pounds per ANSI/BOMA Office Area square foot including moveable partitions. Approximately 3,500sf of contiguous space will be required to meet the 100 pounds per square foot criteria. IRS may require the installation of a satellite dish or antenna on the roof of the building. IRS retains the right to provide armed guard service to patrol and secure interior and exterior leased space. IRS may require the Lessor to provide documentation to verify that the building has access to fiber-optic cable. T1 line must be readily available. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies o ffice and related space in a building under lease in Austin, TX that will be expiring. The Government is consider ing alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
