- U.S. GOVERNMENT WANTS TO LEASE OFFICE SPACE IN IRVING, TEXAS RLP No. 0343-SO-TX The Office of the Comptroller of the Currency (OCC) wants to lease the following space: State: Texas City: Irving Delineated Area: Las Colinas Office Market within the following boundaries: North: Beginning at the corner of I-635 and Hwy 161 (President George Bush Turnpike), easterly to I-35. East: I-35 south to Loop 12 to Hwy 114. South: From the corner of Loop 12 and Hwy 114, westerly to Rochelle Blvd, south along Rochelle Blvd to Decker Court. West along Decker Court to N. O'Connor Blvd. North along N. O'Connor Blvd to Hwy 114. Hwy 114 west to Hwy 161 (President George Bush Tpk). West: From the corner of Hwy 114 and Hwy 161 (President George Bush Tpk), north to the intersection of Hwy 161 and I-635. Minimum Sq. Ft. (ABOA): Approximately 11,845 ABOA square feet Maximum Sq. Ft. (ABOA): Approximately 13,030 ABOA square feet Space Type: Office Parking Spaces (Total): On-site parking in accordance with local code Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 15 years Firm Term: 10 years Option Term: Two - 5 year renewal options Additional Requirements: The Government reserves the right to reject Offers where a Bank is the Owner of Record or there is a major Bank presence in the building. No asbestos containing materials in the building or mechanical areas. Building shall be fully sprinklered.
