U.S. GOVERNMENT WANTS TO LEASE SPACE IN Charleston/North Charleston, SC Project No. 1SC2024 REQUIREMENT: The General Services Administration (GSA) is interested in leasing approximately 10,876 Net Rentable Square Feet which will yield approximately 9,457 ANSI BOMA Useable Square Feet with eight (8) reserved parking spaces for official use only vehicles. LEASE TERM: 120 Months; 60 months Firm Term LOCATION (Delineated Area): 1.POINT OF BEGINNING - Savannah Highway (US 17) and the Ashley River 2.Savannah Highway (US 17) west to I-526 3.I-526 Northwest to Dorchester Road (Route 642) 4.Dorchester Road (Route 642) North-Northwest to Ashley Phosphate Road 5.Ashley Phosphate Road east to Rivers Avenue (US Hwy 52/78) 6.Rivers Avenue south to the split of US 52/78 at Carner Avenue (US Hwy 52) 7.Follow Carner Avenue (US Hwy 52) becomes Meeting Street (US Hwy 52) 8.Meeting Street (US Hwy 52) to I-26 / US Hwy 17 (Septima Clark Parkway) 9.West on Septima Clark Parkway (US Hwy 17) to POINT OF BEGINNING Ashley River UNIQUE REQUIREMENTS: 1.Offeror must provide the following information: a.120 month lease; 60 month firm term b.Space must be contiguous c.Preferred, but not required to be on 1st Floor d.Minimum ceiling height nine 9' feet e.Minimum column spacing 24" on center f.Mass transit within ¼ mile walking distance g.Accommodate a manned security guard service (if deemed necessary) h.1 freight or designated passenger elevator required for deliveries i.Minimum hours of operation 6:00 AM to 6:00 PM j.Provide 24/7 building access (as necessary) k.Provide daytime cleaning services l.Electronic keycard access m.Adequate structured or surface parking (minimum local parking code requirements) EXPRESSIONS OF INTEREST (EOI) SHOULD INCLUDE THE FOLLOWING: 1.Building name and address (nearest cross street) 2.Square footage offered 3.Common area factor 4.Method of measurement used to determine rentable square footage 5.Total square footage of building 6.Site location map (mark nearest public transit stop) 7.Building site plan 8.Floor plan (floor plate showing column spacing and common areas) 9.Floor plan showing proposed premises 10.Aerial photograph 11.Building exterior photo 12.Lessor/Contact info: a.Name b.Address c.Phone d.Email address e.Evidence of authority to represent owner/lessor AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations regarding the offered space to be leased with representatives of any other federal government agencies other than contracting officers or employees of the General Services Administration (GSA).
