Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: THE U.S. GOVERNMENT currently occupies 15,462 RSF (14,908 USF) OFFICE SPACE at 640 Grassmere Park Suite 100, Nashville, TN and intends to negotiate a succeeding lease unless an alternate location of equal size and quality is proposed which represents an economic advantage to the governmant. Alternate locations must include all replication costs associated with the physical relocation as well as the cost to move data and telecommunication lines and othe information technology infrastructure. Only exisitng buildings will be considered. Space must be located in Nashville, TN. The delineated boundaries are North: Union Street, South:Peabody Street, East: 1 st Avenue, West: 10 th Avenue LEASE TERM: FOR A TERM OF TEN YEARS BEGINNING ON OR ABOUT 12/18/13. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous within any offered building. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. A fully serviced lease is required. All services, supplies, utilities, and tenant improvements are to be provided as part of the rental consideration. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain. Offered space must meet Government requirements for seismic and sustainability standards per the terms of the Lease.
