The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Wichita, KS Delineated Area: NORTH: W. 21st Street N., NW Street, N. 39th Street, Route 96, I-235 and E. 45th Street N. EAST: N. 63rd Street SOUTH: Route 400/54 WEST: North Maize Road Minimum Sq. Ft. (ABOA): 8,021 ABOA SF Maximum Sq. Ft. (ABOA): Space Type: OFFICE Parking Spaces (Total): 20 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 20 fenced secured (structured parking preferred) Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: Space offered must be contiguous and have potential for an efficient layout. Space on the second floor or higher is preferred. For multi-tenant, multi-story buildings an elevator controlled by a card reader type system for the sole use of the Government shall be provided from the secure parking level with elevator exits to both the visitor entry and secure areas. Space shall be located in a professional office setting and not within a designated drug-free zone. Space shall not be located in the same building as agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare programs, as well as private law firms representing drug offenders. The Government requires a fully serviced lease including 20 onsite reserved fenced parking spaces. Structured parking is preferred. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. B. Projected Dates.
