- The Government requires office and related space yielding a minimum of 1,830 ANSI/BOMA office area (ABOA) square feet to a maximum of 1,921 ANSI/BOMA office area (ABOA). A minimum of 7 reserved parking spaces shall be made available with offered space. The proposed term of the lease is for ten (10) years, five (5) year firm term. The desired area of consideration is described in the Delineated Area as follows: Both sides of the boundaries from: the intersection of Route 34 and Route 18/Belmar Blvd then east along Route 18/Belmar Blvd to the intersection of Route 35/River Road. South on Route 35/River Road to the intersection of County Rd 524/Atlantic Avenue. West on County Rd 524/Atlantic Avenue to the intersection of Route 34. North on Route 34 to the intersection of Route 18/Belmar Blvd. Proposed space is to consist of contiguous office space yielding a minimum of 1,510 ABOA square feet to a maximum of 1,561 ABOA square feet and contiguous storage space yielding a minimum of 320 ABOA to a maximum of 360 ABOA. The office and storage spaces can either be contiguous or on different floors (e.g., office space located on Floor A and storage space located on Floor B.) Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain Required Information: Expressions of interest must be submitted to the above addresses by 5:00 PM (Eastern Standard Time) on October 24, 2013 and must include the following information: · Building name, address and the location of the available space within the building. · Rentable square feet available and expected rental rate per rentable square foot, fully serviced. · ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Also, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. · Date of space available. · Building ownership information. · Amount of parking available on-site and available per local code; any costs associated with parking. · Energy efficiency and renewable energy features existing within the building. · List of building services provided.
