(ABOA): 8,477 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 yrs Firm Term: 5 yrs Option Term: N/A Additional Requirements: N/A The United States Government intends to award a succeeding lease using other than full and open competition for an existing lease at 9180 Covington Bypass in Covington, GA. The Government will consider relocation if economic and other factors determine an alternative space to be advantageous to the Government. Consideration factors include all tenant improvement costs, moving costs, telecommunications relocation costs, and agency special requirements. The Government requires a total of 9,700 rentable square feet of space. All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. The lease term will be 10 years, 5 years firm. Occupancy is desired no later than May 2014. To submit a location for inspection, contact Johnetta Regal by October 25, 2013. Owners and Exclusive Agents only. Anyone else must provide a letter of authorization from the building owner. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Covington ­, Georgia that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
