- UNITED STATES GOVERNMENT Seeks Leased Office Space INDIO, CA The United States Government seeks to lease "Class A" office space in INDIO, CA. The space offered must consist of: · 10,572 rentable square feet and space should yield between 9,193 to 9,653 BOMA usable square feet. · Location within the following delineated area: City Limits of Indio, CA. · Lease for 15 years, 10 years Firm and Fully Serviced. · Space must be contiguous and on one floor. If above ground space is proposed, two ADA elevators must serve the floor. · Space shall be no more than twice as long as it is wide. · Structural support columns must be at least 20 feet from any structural wall and each other. Columns shall not be greater than 2-feet square in size. · 3 Phase Power is required. · Ceilings can be no less that 9 feet high. · Meet Government requirements for Fire Safety and Handicapped Accessibility. · Zoned commercial and/or retail space only. · Space shall not be located in industrial or residential zoned locations or near tenants, buildings, or environments that create odors or noises (cleaners, liquor stores, beauty salons, bingo parlors, drug treatments, detention facilities, eating establishments). · Public transportation within 2 -3 blocks and restaurants/shopping within 1 mile of the space offered. · Parking is needed to accommodate at least 1 space for employees and visitors · Handicapped accessible parking required immediately in front of the building. · Space offered located within 2 city blocks from a primary or secondary street and shall be direct without obscure or difficult access. · Space must be ready for occupancy no later than November 2015.
