Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: NV City: Carson City Delineated Area: Within the city limits of Carson City Minimum Sq. Ft. (ABOA): 32,450 Maximum Sq. Ft. (ABOA): 36,830 Space Type: Office 23,600 sf and Warehouse 8,850 sf Parking Spaces (Total): 160 Parking Spaces (Surface): 160 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 160 Full Term: 20 Firm Term: 15 Option Term: 0 Additional Requirements: Maximum rentable square feet shall be 36,830 ground floor location. Offered location must provide 197,000 square feet of wareyard contiguous to warehouse. Parking for 3 RVs are required. A fully serviced lease is not required. The Government will pay for electric and gas utilities. Other utilities shall be the responsibility of the Lessor. Proposed location must meet the following requirements: must have underground utilities; must be capable of sending and receiving radio transmissions from McClelland Peak; radio tower to be installed by the Government on the foundation provided by the Lessor; building vestibules are required at all building entrances and exits, and a flag pole. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 500 year flood plain. Proposed location shall provide underground city utilities, must have safe and immediate access to principal and minor roads, must offer good public visibility and be free of hazardous waste materials. The location shall be large enough to offer efficient, convenient and flexible configuration. The proposed location shall not be located in a predominately industrial, residential or school area. Good proximity to public transportation, bike and foot path and eating facilities is highly desirable.
