- Presolicitation for other than full and open competition Expressions of Interest Sought Other Than Full & Open Competition Project Number: 1TN2145 The U.S. Government currently occupies office and related space in a building under lease GS-04B-43040 in Columbia, TN, that will be expiring on January 27, 2014. The Government requires office and related space yielding a minimum of 9,670 ANSI/BOMA office area (ABOA) square feet. The lease term requirement is for 10 years (5 years firm). The space must be available for occupancy by January 28, 2014. The delineated area is as follows: North Boundary: James M. Campbell Blvd N ( a small portion on the eastern portion may be shown as Santa Fe Pike) to East Boundary: North Garden St going south to W 4 th St then east to the curve onto N. Main St going south past the courthouse to S. Main St going west on E 9 th St back to South Garden St then going south continuing to Carmack Blvd to South Boundary: James M Campbell Blvd S (may be shown as Columbia Bypass) to West Boundary: James M Campbell Blvd W (may be shown as Columbia Bypass) Other applicable requirements include the following features: •· Square footage must be contingent •· HVAC System Compliant with ASHRAE Standards •· Security Closets The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •· Date of space availability •· Building ownership information •· Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). •· Energy efficiency and renewable energy features existing within the building •· List of building services provided The Government decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
