Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Puerto Rico City: Fajardo Delineated Area: North : At the point of Intersection of State Road #3 and State Road 194; East : From the Intersection State Road #3 and State Road 194 Moving southward along State Road 194 to the intersection with Calle 17; South : Calle 17 from the intersection with State Road 194 to its termination point. After the termination of Calle 17, the sourthern border is defined by a line continuing in the same path as Calle 17 until the intersection of this line with State Road 3; West : State Road 3. Minimum Sq. Ft. (ABOA): 4,640 ABOA SF Space Type: Office Parking Spaces (Total): Zero (0) spaces Parking Spaces (Surface): Zero (0) spaces Parking Spaces (Structured): Zero (0) spaces Parking Spaces (Reserved): Zero (0) spaces Full Term: Ten (10) Years Firm Term: Five (5) Years Additional Requirements: •· Contiguous space on a single floor (preferably the ground floor) is preferred •· Space above the ground floor must be serviced by at least two (2) elevators, one of which may serve as a freight elevator. •· Space below grade is unacceptable. •· Existing space ONLY will be considered. •· The offered space must allow for efficient layout and office workflow. It must have regular column spacing of sufficient distance to support effective design and architectural features that do not cause inefficient use of space. •· The space must be serviced by two (2) separate entrances. •· The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
