Description
REQUIREMENT: The National Oceanic and Atmospheric Administration is seeking approximately 6,800 ANSI/BOMA Office Area square feet of first class, high-quality office space. Space must be contiguous, fully serviced, and at or above grade. Sufficient parking for up to 40 employees must be available. Buildings offered for consideration must: · be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable state and local building codes, zoning ordinances and regulations as well as relevant federal requirements and regulations including, but not limited to, fire and life safety, accessibility, OSHA, seismic protection, and the Energy Independence and Security Act of 2007 (EISA); · not be within the 100-year floodplain; and, · not possess asbestos-containing materials. Spaces connected to the Woods Hole Oceanographic Institute net (WHOInet) are preferred but not required. Access to Internet connections with the ability to provide service at 30-40Mbps is required. DELINEATED AREA: Within Barnstable County, Massachusetts and bounded by: North: Birch Ln. to Quaker Rd. to Curley Blvd. to N. Falmouth Hwy to Thomas B. Landers Rd. East: Sandwich Rd to John Parker Rd. to E Falmouth Hwy (Rte 28) to Acapesket Rd. to Bridge St. South: From the intersection of Bridge St. and Ocean Ave. to Menauhant Rd. continuing along the shoreline to Nobska Hill and then along the shoreline along Great Harbor. West: Along the shoreline from Great Harbor to the Northern boundary listed above. TERM: 10 years. Lease must be cancellable with 180-day notice and full payment of any unamortized tenant improvements. OTHER: Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. In the instances where the offeror is representing more than one property, the offeror is hereby notified that written acknowledgement and permission to represent multiple owners will be required. EXPRESSIONS OF INTEREST MUST INCLUDE THE FOLLOWING: 1. Building name, address, and age. 2. Location of the space within the building and date of availability. 3. Rentable square feet offered and full service rental rate per square foot. 4. ANSI/BOMA Office Area square feet, to be offered and expected rental rate per OASF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount and interest rate, if any. 5. Floor plan of the space being offered. 6. Energy efficiency and renewable energy features existing within the building and if the building is Energy Star rated. 7. Total Building ANSI/BOMA Usable Square Feet and common area factor. 8. Number of on-site, paved parking spaces and number of parking spaces available with the space. Cost, if any for the parking spaces. 9. Contact Information for the Owner and their authorized agent, if any. Contact information should include name, address, telephone number of the authorized contact. Expressions of Interest must be received NO LATER THAN 5 p.m. Eastern Standard Time on Monday, Dec. 2. Expressions of interest may be sent by e-mail or via overnight delivery service requiring a signature.
