- U.S. GOVERNMENT CLARIFICATION: General Services Administration (GSA) seeks to lease the following space to fulfill a continuing requirement: State: SC City: North Charleston Delineated Area: POINT OF BEGINNING: I-26 and University Blvd. (US. Hwy 78) South on I-26 to I-526 South on I-526 to Dorchester Road((Route 642) North on Dorchester Road (Route 642) to Ladson Road Northeast on Ladson Road to University Blvd. (U.S. Hwy 78) Southeast on University Blvd. to I-26 POINT OF BEGINNING Minimum Sq. Ft. (ABOA): 75,000* [71,800 warehouse + 3,200 office] Maximum Sq. Ft. (ABOA): 75,000* [71,800 warehouse + 3,200 office] Space Type: Primarily warehouse w/ office component for 7 persons Parking Spaces (Total): 21 Parking Spaces (Surface): 21 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 21 Full Term: 5 years - 1 year firm term; early termination rights after 1 st year with 90 days written notice. Firm Term: 5 years Option Term: 0 Additional Requirements: DoD UFC, Minimum Anti-Terrorism Standards for Buildings Air-conditioned portion of space is approximately 3,200 USF office space housed within the warehouse. Warehouse area approximately 71,800 USF (not air-conditioned) Total combined office and warehouse space = 75,000 USF. Full service lease - (utilities included) Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. This is a continuing requirement for the U.S. Air Force currently occupying space within the market.
