Description
GSA Public Buildings Service U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Arkansas City: El Dorado Delineated Area: Northern Boundary: From the intersection of East Main and South Jackson Avenue in an easterly direction to the intersection of East Main and Trinca Avenue. Eastern Boundary: From the intersection of East Main and Trinca Avenue in a southbound direction to the intersection of Trinca and East Cedar Street. Southern Boundary: From the intersection of Trinca Avenue and East Cedar Street in a westbound direction to the intersection of East Cedar Street and South Jackson Avenue. Western Boundary: From the intersection of East Main and South Jackson Avenue in a southbound direction to the intersection of South Jackson Avenue and East Cedar Street. Minimum Sq. Ft. (ABOA): 17,260 Maximum Sq. Ft. (ABOA): 17,260 Space Type: Office, Courtrooms, Jury Deliberation Areas, Holding Cells Parking Spaces (Total): 11 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved Surface): 11 Full Term: 15 Firm Term: 10 Option Term: 0 Additional Requirements: The U.S. Government currently occupies office and related space in a building under lease in El Dorado, AR, that will be expiring. Therefore, the General Services Administration (GSA) is seeking expressions of interest to determine if relocating to alternative space is economically advantageous to the Government. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs to be incurred through relocating, such as physical move costs, including the physical move and voice and data systems move, replication of tenant improvements, etc. Offered space must have a magnetometer machine to meet Government's security requirements per the terms of the Lease. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. In no event shall the offeror enter into negotiations concerning this project with representatives of Federal Agencies other than the General Services Administration's Contracting Officer or their designee. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: • Building name and address and location of the available space within the building; and • Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and • ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and • Date of space availability; and • Building ownership information; and • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and • Energy efficiency and renewable energy features existing within the building; and • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
