Description
Delineated Area Map U.S. GOVERNMENT RLP# 1ID2043 The United States Government currently occupies office and related space in a building under lease in Boise, ID that will be expiring 11/19/2014. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The offered space must meet the Government requirements for Fire, Life-safety, Seismic and Handicapped Accessibility. Property located within a base floodplain (100 year floodplain) or wetland will not be considered. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. State: Idaho City: Boise Delineated Area: West Chinden Blvd southeast to West Main Street; north to where it turns into River Street; east to Broadway; Broadway north turning into 8th Street, northwest on West Hill Road until North Gary Lane; south to where it intersects West Chinden Blvd. Boise CBD Preferred (See attached map) Minimum Sq. Ft. (ABOA): 3,800 Maximum Sq. Ft. (ABOA): 4,400 Space Type: Class A Office Parking Spaces (Total): 3 Parking Spaces (Surface): 3 Parking Spaces (Reserved): 0 Visitor Parking Spaces Code Full Term: 10 years Firm Term: 5 years Option Term: 2 - 5 year options Additional Requirements: Energy Star: Existing buildings must have earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets one of the statutory exceptions listed below. o Size of lease is 10,000 rentable square feet or less o No space is available in the delineated area that meets the functional requirements of an agency, including location needs o Agency will remain in a building they currently occupy o Lease will be in a building of historical, architectural, or cultural significance verified by listing or eligibility for listing on the National Register of Historic Places The proposed lease space shall be fully serviced. Expression of Interest Due: November 27, 2013 Occupancy (Estimated): 11/20/2014 Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building; 2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced, showing the rent broken into Shell rent and Operating cost rent; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8.
