Description

The Pension Benefit Guaranty Corporation (PBGC) a U.S. Government agency currently occupies approximately 12,100 rentable square feet of office space in the Horizon Building Office, Curtis Wright Boulevard, Richmond Heights, Ohio, under a soon to expire lease. The PBGC intends to negotiate a SUCCEEDING LEASE unless economic and other factors support relocation. The PBGC requires office space available for use by Tenant for personal furnishings and equipment. The space must meet all fire and handicap accessibility codes. The space must be available for occupancy by October 1, 2014. The PBGC requires a firm lease term of five (5) years. The property must be within Cuyahoga County, Ohio. The PBGC will consider relocation to an alternative space if it is economically and otherwise advantageous. PLEASE NOTE that the existing landlord will be eligible to compete for the space which PBGC currently occupies. In determining whether it is economically advantageous to relocate, the PBGC will consider all relocation and upfitting costs. In order to consider an alternate space, the PBGC requires the following information to be submitted: (1) building name and address; (2) full service rental rate per rentable square foot for the firm term and for the option term; (3) estimated operating cost per rentable square foot; (4) one letter size floor plan showing the offered space; (5) tenant build-out allowance, and (6) contact information.
