SOURCES SOUGHT NOTICE DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR EXISTING LEASE LOCATION OR THE POSSIBILITY OF BUILD TO SUIT The Department of Veteran Affairs (VA) seeks to lease the following space: The Oklahoma City Veterans Affairs Medical Center currently operates a contracted Community Based Outpatient Clinic at 1107 Walnut Street, Ardmore, OK 73501. The contract will be expiring and the VA is conducting a competition for a new site approximately 3,000 net usable square feet of clinical space in Ardmore, OK. The cost of moving, alterations and other factors will be considered. The space must be contiguous and provide on-site parking for 25 vehicles is required. Occupancy is required by July 1, 2014. A lease up to ten (10) years may be considered but is not guaranteed. The area of consideration is defined below: Space Type: clinical Office Net Usable Sq. Ft: 2,500 to 3,000 useable square feet Parking Spaces (Total): 25 Delineated Area: Northern Boundary: ST HW 199 Southern Boundary: ST HW 142 Eastern Boundary: ST HW 199 & ST HW 142 Western Boundary: I-35 Full Term: 10 Years / Firm Term: 5 Years No other areas will be considered for the clinic. To be considered, space must be within five miles of the existing clinic location at zip code 73501. ADDITIONAL REQUIREMENTS: The offered space: "This requirement calls for a single, contiguous clinical space in the Ardmore, OK area. "Shall meet Federal and State Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. "The space shall be fully serviced. "Hours of operation: 8:00am to 7:00pm Monday through Friday, but accessible for VA use 24 hours per day, 7 days per week "Shall not be in the 100 year flood plain. "Space shall not be next to a bar, liquor store or like establishment; "Space shall not be located near a residential hotel; and "Space shall not be located near an area where it is known that illegal activities occur such as illegal drugs sales. "Is preferred to be located on ground floor, if not, space must be ADA compliant to include elevator "A minimum of 25 on-site parking spaces is required. Access to the space from parking must not involve traversing a busy road, highway or other thoroughfare. "Space must be accessible by public transportation within 1,000 feet or 2 mile of main entrance. "Space must be available for occupancy by July 1, 2014. "A market survey, including an appraisal of properties offered for lease will be conducted by the VA. "Responses shall include, a description that the property meets the minimum space/parking requirements above, a photo of the building, general layout of the space offered, location of the space and approximate SF cost, should be mailed to the below address listed. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Expressions of Interest Due: December 5, 2013 no later than 4:00 PM CST SUBMISSION REQUIREMENTS: Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. 102-73.55) to pay no more than the appraised fair rental value for space. "RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ANNOUNCEMENT AND THE VA WILL NOT REIMBURSE ANY COSTS ASSOCIATED WITH RESPONSES TO THIS ANNOUNCEMENT. VA staff will conduct a market survey of properties offered for lease.
