Description

Synopsis: This is a Sources Sought Notice. This advertisement is not a solicitation for offers, nor is it a request for proposals. A Request for Proposal may be issued by the Veteran's Health Administration (VHA) at a later date. For further information, please contact Michael Molter at michael.molter@va.gov. The Department of Veterans Health Affairs (VHA) desires to lease existing space, approximately 5000 net usable square feet (NUSF), for use by the NCO 15 Consolidated Mail Outpatient Pharmacy (CMOP) Acquisition Staff, in Leavenworth Kansas. The delineated area is within the City of Leavenworth, Kansas as follows: The North perimeter is Spruce Street, the East perimeter is S. 4th Street, the South perimeter is W. Eisenhower Road, and the West perimeter is 10th Ave. The VA is conducting a competition for space and will locate this CMOP in the most advantageous location for the Government. The Location, Access, Present Layout, its alterations and other factors will be considered when determining whether the space identified by offerors is appropriate. The space shall not be located on more than one floor. The VHA is requiring a minimum of thirty (30) on-site parking spaces, two (2) of which are marked and designed as handicapped. The VHA requires all services, supplies, utilities, partitioning and required tenant alterations. The lease term will be for a total of ten (10) years; with termination rights for the VHA after the initial five (5) year term with a 90 day written notice. Occupancy is required by July 1, 2014 The acceptable site consists of an existing office space modified to meet the VA's needs. To be considered, the property offered shall be in the Leavenworth, KS area. The facility must be located in the 66048 zip code. Offers must provide evidence that properties are outside the 100 year flood plain. VA staff will conduct a market survey of properties offered for lease. Please provide the following in your package: 1) Site location (physical location of property); 2) Property description; 3) Total square footage; 4) Site condition; 5) Floor plans-if available; 6) Pictures if available. Interested offerors (owners, brokers or their legal representatives) should submit specific information (e-mail preferred) concerning their properties to Michael Molter (VA Contracting Officer) at the following address no later than December 13, 2013, 2:00 p.m. CST to be considered. *Net usable square feet does not include such common building areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
