Description

Sources Sought Notice The Department of Veterans Health Affairs (VHA) currently occupies two residential duplex-type housing units under lease in Columbia, Missouri, 65203 (Boone County) that will be expiring and is contemplating a succeeding lease. The Government requires two residential duplex-type unfurnished housing units yielding three (3) bedrooms and two (2) bathrooms (approximately 1320 SF) each. The location needs to be on a bus route, near a grocery store, recreation center, gym, and near a nice neighborhood park. The location must be suitable for handicapped individuals. The VA requires a minimum of 2 on-site parking spaces and two Garage facilities. The lease terms will be for up to 10 years with termination rights after 5 years with a 60 day written notice to the lessor. Occupancy required NLT July 1, 2014. To be considered the property/space must be within or bordering a delineated area as follows: South of Worley Street, West of West Boulevard, North of Broadway, and East of Stadium Boulevard. The Government is considering alternative space if economically advantageous. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this notice. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as Government furniture moving costs, replication of existing tenant improvement, telecommunications infrastructure, and non-productive agency downtime. Expressions of interest must be submitted to the below address (mail or email) by 5:00 p.m. on December 9, 2013 and must include the following information: "Building name and address and location of the available space within the building "Rentable square feet available, and expected rental rate per rentable square foot, fully serviced "Date of space availability "Building ownership information "Amount of parking available on-site. Include whether expected rental rate includes the cost of the required Government parking (if any). "Energy efficiency and renewable energy features existing within the building "List of building services provided The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
