- Advertisement Expression of Interest Sought The Department of Veterans Affairs, Charleston VAMC desires to lease a minimum of 5,000 net usable square feet of Class A office space in North Charleston, SC preferably on the first floor. The space will be occupied Department of Veterans Affairs, Community Resource and Referral Center (CRRC) and must include space for use by tenant for personnel, furnishings, and equipment. Access is required from 6:00 am to 8:00 pm. Space shall not be located in a high crime area or in any area that will require more stringent building security, preferably within a 15 mile radius of the police facility. The lease term is ten (10) years, five (5) years firm with on-site parking for 25 vehicles to include a minimum of 3 spaces marked for handicapped accessible parking. The VA seeks a fully-service lease (utilities, services, maintenance costs included in rent). Occupancy is required by July 1, 2014. To be considered the space should be in located in North Charleston, SC. Offers must provide evidence that properties are outside the 100 year flood plain. A current certificate of seismic compliance must be submitted with all expressions of interest. Expressions of interest must be submitted in writing and should include: building name, address and age; net usable square footage available; location of the space within the building; date of space availability to commence tenant improvements; CAD of PDF "as built" floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The VA will pay no more than the appraised fair market rental value for space. Net usable square footage does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
