Description

Synopsis: SOURCES SOUGHT: MEXICO, MISSOURI 65265 This is a Sources Sought Notice. This advertisement is not a request for lease proposals. A Request for Lease Proposals may be issued by the Department of Veterans Health Affairs (VHA) at a later date. The VHA desires to lease up to 8,700 net usable square feet (NUSF) of medical space/property in the Mexico, Missouri area for a Community Based Outpatient Clinic (CBOC). The building design, location, access, and price will be considered when determining whether the space identified by offerors is appropriate. The space must be on no more than one floor, and can be provided by modification of existing space or by available properties for a build to suit. The VHA requires all services, supplies, utilities, partitioning and required tenant alterations. The VHA is requiring a minimum of 50 on-site parking spaces, 5 of which are marked as handicapped. The lease terms will be for up to 10 years with termination rights after 5 years with a 120 days written notice to the lessor. Occupancy required July 2014. To be considered the property/space must be within or bordering a delineated area as follows: within a 3 mile radius from the intersection of South Clark and East Boulevard in Mexico, MO 65265 (Audrain County) and within city limits to the West and North. Proposed space/property must have city utility availability. Offers must provide evidence that properties are outside the 100 year flood plain. VA staff will conduct a market site survey of properties offered for lease. Please provide the following in your package: 1) Site location (physical location of property); 2) Property description; 3) Total square footage; 4) Site condition; 5) Floor plans-if available; 6) Pictures if available. The Government uses an independent appraiser to help determine fair rental value for leasing purposes.
