- Synopsis: Department of Veterans Affairs (VA) Competition for Lease Location. This is a Sources Sought Notice for further information please contact Bob Wesp at robert.wesp@va.gov. General Information: The Department of Veterans Affairs is seeking up to 4,200 net usable square feet of office space in the Evansville, Indiana area for a Veterans Center. The VA is conducting a competition for space and will locate this annex in the most advantageous location for the Government. The Location, Access, Present Layout, its alterations and other factors will be considered when determining whether the space identified by offerors is appropriate. The space may not be located on more than one floor, and provide between 3,600 to 4,200 NUSF of contiguous space, ADA and ABAAS guidelines apply. The VA is requiring a minimum of 24 on-site parking spaces, 4 of which are marked as handicapped. The lease terms will be for up to 10 years with termination rights after 5 years with a 180 days written notice to the lessor. Occupancy required by December 31, 2014. The acceptable site will be existing office space which could easily be modified to meet the VA's needs. The Government will only accept an existing building. To be considered the property/space must be within or bordering a delineated area in Evansville, IN as follows: North: Morgan Ave East: Interstate 164 South: East Lloyd Expressway (Highway 66) West: North Green River Road Offers must provide evidence that properties are outside the 100 year flood plain. VA and Vet Center staff will conduct a market survey of properties offered for lease. Please provide the following in your package: 1) Site location (physical location of property); 2) Property description; 3) Total square footage; 4) Site condition; 5) Floor plans-if available; 6) Pictures if available.
