Description
The U.S. Government currently occupies office and related space in a building under lease in Hysham, MT that will be expiring. The Government requires office and related space yielding a minimum of 1,050 ANSI/BOMA ofofice area (ABOA) square feet. Minimum ABOA square feet: 1050 Maximum ABOA square feet: 1155 The lease term requirement is for a full term of 5 years with a 5 year option, fully serviced. The space must be available for occupancy by October 1, 2015. The delineated area to be considered must be within the Hysham city limits, and/or up to 3/4 mile outside the city limits with access by a hard-surfaced road. Boundaries include adjacent properties up to 500 feet to the North, South, East and West with access by a hard-surfaced road. This office must have easy access to primary roads. Other applicable requirements: Minimum of seven (7) surface parking spaces for official Government vehicles and private vehicles with space to accomodate pull-through trailers. Offered premises must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. The proposed space shall be fully serviced. Offered space shall not be in a 100 year flood plain. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information Amount and type of parking available on-site. Energy efficiency and renewable energy features existing within the building. List of services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
