Description
REQUIREMENT: United States Government is seeking to lease office and warehouse space consisting of approximately 5,770 rentable square feet (RSF) of space (4,770 RSF office and 1,000 RSF warehouse). The rentable space shall yield approximately 5,150 - 5,400 ANSI/BOMA Office Area (previously Usable) square feet (ABOASF) of space (minimum 4,150 ABOASF office and minimum 1,000 SF warehouse) for use by tenant for personnel, furnishings, and equipment within the greater Albany, New York area and as further delineated below. Offered office space must be contiguous on a single floor and offered warehouse space must be contiguous on a single floor. While it is preferred that the office and warehouse be contiguous, it is not required. However, these spaces should be in close proximity to each other. Below grade space is not acceptable. Space offered must have potential for efficient layout. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and roads, the availability of public transportation, and its location. In addition, the offered space must have the potential to meet Government requirements for GSA Life and Fire Standards and Architectural Barriers Act Accessibility Standards (ABAAS) DELINEATED AREA: The proposed space must be located within the following delineated area: •North: SR-43 •East: SR-150 / county route 7; Hoags Corners Rd; Krouner Rd; CR-16; CR-17; US Hwy 20; SR 66; Albany Tpke Rd; I-90; Taconic State Pkwy •South: SR-203; McCagg Rd; SR-9H; CR-25; CR-25A; US-9; CR-26A •West: SR-9J; Hays Rd; US-9; US-4 LEASE TERM: The proposed lease is for fifteen (15) years, ten (10) years firm cancelable after ten (10) years on 90 days' written notice. The proposed lease shall be fully serviced and meet Government requirements for Fire Safety and Handicapped Accessibility. PARKING: A total of twenty (20) on-site surface parking spaces are required with fifteen (15) reserved for official Government Vehicles (GOV) and five (5) available for visitors. Additionally, thirteen (13) spaces must be available within one (1) block of the offered space for use by Agency employees. REQUIREMENT: Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
