Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease light industrial and office space in a building classified as B-rated in Guaynabo, Puerto Rico. State: Puerto Rico City: Guaynabo Delineated Area: North: Routes 165 and 22 East: Routes 1, 23 and 27 South: The intersection of Eastern and Western boundaries West: Routes 165, 5, 833 and 20 as well as Calle Ramon Murga, Calle Cecilio Urbina and Calle Juanan Matinex Minimum Sq. Ft. (ABOA): 13,480 - 14,154 ABOA light industrial and office space Space Type: Office / Light Industrial-Warehouse / Wareyard Secure on-site parking spaces: 28 (reserved) Parking Spaces (Total): 93 Parking Spaces (Surface): 65 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: • All office and related space is to be located on one floor and be in one contiguous block. The warehouse may be located in a separate space provided that it is within 250' of the rest of the office space. • Space must have potential for an efficient layout and be contiguous horizontally and/or vertically. • Space must be accessible 24 hours / 7 days a week. • Floor Load requirements must be able to accommodate a rolling file system - 12'x20', file cabinets 40' of 3' deep cabinets. • Laboratory floor must be sealed concrete, sloped to a 2" drain. • Accommodate back-up generators with associated switches and fuel tanks. • Accommodate 1-meter and 3.5-meter satellite dishes with a 30-foot antenna tower. • Provide emergency potable water supply, and emergency electric back-up power with the capability to sustain office/warehouse operations for five working days. Warehouse Requirements: • Space must provide a minimum of 12 feet of clear ceiling height for 2,000 ABOA sq. ft. • A pedestrian door must be provided from warehouse to wareyard or parking area. • A manually operated sectional overhead door (2 doors), must provide a minimum clearance of 10f ft. height and 12 ft. width. • Space must provide a minimum width and length of 20' clear span, with no pillars or supports. Wareyard Requirements: 8,400 sq. ft. required to house 28 official Government owned vehicles (in addition to the 65 surface parking spaces required) Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: February 4, 2014 Market Survey (Estimated): March 18, 2014 Offers Due: June 1, 2014 Occupancy (Estimated): September, 2015 Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address. • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defines office area square feet (ABOA SF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • Reference Project No. 2PR0118 GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
