Description
Proposal The government currently occupies 8,100 rentable square feet of medical space in 12 individual semi-contiguous units, 3 units are 900 rentable square feet and 9 units are 600 rentable square feet, this lease will expire June 30, 2014. Minimum RSF 8,100 Maximum RSF 8,100 Space Type: Medical Parking Spaces (Total): Parking Spaces (Surface): Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 5 years Firm Term: 1 Years Additional Requirements: Must be seismically, Architectural Barriers Act Accessibility Standard (ABAAS), and fire/life safety compliant. Offered space must meet Government requirements, as per the terms of the lease for: 1. Ceiling height, minimum of 8' to a maximum of 11' clearance from the finished floor to the underside of the finished ceiling. 2. Fire safety 3. Accessibility (ABAAS) 4. Seismic 5. Sustainability 6. The proposed leased space shall be fully serviced 7. Offered space shall not be in the 100/500 year flood plain The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements as well as costs likely to be incurred through relocating such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Sources Sought Responses must include the following information: • Building name, address and location of the available space within the building. • Rentable square feet available and expected rental rate per rentable square foot, fully serviced. • ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any). • Date of space availability. • Building ownership information. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. • Energy efficiency and renewable energy features existing within the building. • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
